Sean Mullholland
CEO​
Sean founded Lloyd Richardson Limited in 1991 and has a passion for property. Sean brings experience in the Wellington property market. Sean has led a number of property renovation projects, including seismic strengthening, roof replacements and general upgrade projects.​

He particularly enjoys dealing with tenants and understanding their business operations and needs ​
​
In addition to client work, Sean manages his own commercial property portfolio.
Sean has a strong interest in squash, tennis, cycling and rugby.​​​

Justin Roylance
Commercial Building & Facilities Manager
Justin immigrated to New Zealand from Cape Town, South Africa in 2025 and brings with him over 15 years of experience in property management — from sales and leasing of commercial property to facilities management.
​
He enjoys applying his experience in the New Zealand property sector while learning the nuances between the South African and Kiwi markets.

Celine Fook
Accounts Administrator
Celine is Lloyd Richardson's accounts administrator. Celine has a wealth of experience in accounts administration across multiple industries including Trademark and Patent administration and legal practices. Celine is also responsible for all lease and rent data entry.

Nick Welch
Director​
Nick commenced full-time employment with Lloyd Richardson Limited in 2017, following a period of part-time support. In 2020, he became 50% shareholder of Lloyd Richardson alongside Sean. Nick is responsible for managing a diverse portfolio of commercial and residential properties and provides consultancy and facilities management services to various clients. Nick has been involved in numerous substantial projects including high-rise seismic upgrades, building fit-outs and major residential renovations. He holds a Bachelor of Commerce degree with a major in Economics from the University of Otago. Beyond property Nick is a sports enthusiast with a keen interest in NRL and WNRL.

Ania Dzwonkowski
Property & Facilities Manager
​Ania joined Lloyd Richardson in 2022 and now manages a diverseportfolio ranging from large-scale apartment complexes to commercialproperties. Known for her client focus and quick delivery, she brings energy and efficiency to every project.
Outside of work, Ania is pursuing a degree in Commercial ProjectManagement at Massey University. Ania has a background in gymnastics and enjoys being active in her spare time. ​

Sofia George
Property Manager
Sofia joined Lloyd Richardson in 2024, shortly after finishing high school, and has quickly proven herself to be a valuable member of the team. Demonstrating a strong work ethic and eagerness to learn, she has already taken the lead on several medium-scale projects, including residential renovations and a commercial fit-out.
Proactive and hands-on in her approach, Sofia brings a client-focused energy to her project management style.
Outside of work, Sofia enjoys spending time at the movies and experimenting in the kitchen with new recipes.

Malcolm Mason
Commercial Building & Facilities Manager
Malcolm joined Lloyd Richardson in 2024, bringing with him an impressive and extensive career in property management. He has overseen major national assets across New Zealand and has a particular passion for managing large, complex commercial properties and delivering high-quality facilities management.

Sean O'Connor
Property and Facilities Manager
​After several years as a secondary school teacher, Sean made a career change and joined Lloyd Richardson Ltd in 2023. His diverse background has helped him build strong relationships quickly, and he’s known for making property ownership hassle-free.

​Outside of work, Sean is heavily involved with the Onslow Cricket Club, where he coaches and plays in the Premier team, as well as contributing administrative support on the club committee.
